The proposed development at Vedder Road and Alma Avenue has generated a mix of responses ahead of the Chilliwack City Council meeting on October 8th. Led by Castillo Developments Inc. and managed by Diverse Properties, the project is receiving attention for both the opportunities it presents and concerns raised by local residents.
Several businesses have expressed strong support for the project, seeing it as a boon for the local economy and community vibrancy. 123 Dentist Inc., with offices in Garrison Village and Marketplace, stated, "This development represents a valuable opportunity for local businesses to thrive and continue offering essential services to Chilliwack residents." They emphasized the expected increase in foot traffic, which they believe will benefit businesses in the area .
Similarly, Diverse Storage expressed optimism about the increased population supporting local businesses and recreation: "This development should bring more people to the area to support local businesses and take advantage of the recreation the area has to offer." .
Dean Hartley of Club Pilates also echoed this sentiment, noting, "The mixed-use concept promises to bring a harmonious blend of new businesses and residential spaces," and believes "this proposal will contribute positively to our community's growth and vibrancy".
Notably, the strong support from these businesses has been questioned by some, given that many are tenants in properties managed or built by Diverse Properties. However, this could also reflect genuine satisfaction with the quality of projects delivered by Diverse, making this a potential testament to the developer’s positive impact on the local business ecosystem.
On the other side, several residents have voiced concerns about the project’s potential impacts. Jim Evans, who lives on Alma Avenue, supports the project but raised several traffic-related issues: "Please consider installing a single lane roundabout here. Chilliwack has been a leader in roundabouts which improve safety and traffic flow in many situations." He also advocated for taller buildings, noting that increased density would better support walkability and transit use .
Lori Morrice, also a resident of Alma Avenue, expressed concerns about traffic, pedestrian safety, and the loss of green space: "There needs to be increased traffic control, and a proper sidewalk... [to] allow for safe vehicular and pedestrian traffic." She also emphasized the importance of preserving trees and green areas, asking, "What is to be put in place to replace the large trees in the area?" Morrice further called for the inclusion of affordable housing units instead of high-rise apartments, citing the unaffordability of similar developments in the area .
The $90,000 Park Allocation Debate is emerging as a key issue in discussions around the Vedder and Alma development project. The allocation of $90,000 towards the creation of a future park has raised questions about whether this sum will be sufficient for acquiring land or developing meaningful green space, particularly near the new development. At a previous council meeting, Councillor Jason Lum expressed concerns about whether this amount was adequate, hinting at the need for careful consideration when planning parks for rapidly growing neighbourhoods.
In recent years, Chilliwack has made significant strides in reintegrating park spaces into its urban plans, setting a strong precedent for thoughtful green space development. This progress should not be overlooked, especially when it comes to ensuring that new developments are accompanied by accessible, well-planned parks for residents. As this development moves forward, there is only one opportunity to get it right, and careful attention to the allocation of park space is crucial for fostering livability and community well-being in the area.
With the project heading to council, balancing the enthusiastic support from local businesses with concerns about affordability, traffic, and green space will be key to ensuring a development that meets the needs of all stakeholders.
