8460 Young Road

A new 3-storey commercial building at 8460 Young Road, Chilliwack, BC, has been officially approved by the City Council. Designed by Surf Architecture, with Mark Koropecky leading the project, this development will transform a long-vacant site within Development Permit Area No. 5 (Urban Corridor). The building features a modern architectural style and is set to enhance the area’s streetscape.

Project Highlights:

• Ground Floor: 127 m² of commercial space with direct pedestrian access from Young Road.
• Upper Floors: 1,012 m² allocated to a dental surgeon’s office, contributing to the local healthcare infrastructure.
• Amenities: The project includes a rooftop employee amenity area, 4 bicycle parking spaces, and a landscape plan that includes 25 trees, surpassing the required number.
• Design Considerations: The building's design aligns with the Urban Corridor Design Guidelines and incorporates Crime Prevention Through Environmental Design (CPTED) principles, ensuring safety and enhancing the neighborhood's aesthetic appeal.
