

A rezoning application for multiple properties located at 45651 Alma Avenue, 5478, 5462, 5456, and 5446 Vedder Road, as well as 5471, 5477, and 5487 Viola Street in Chilliwack, BC, has been approved in principle. The project, led by Castillo Developments Inc., amends the Official Community Plan (OCP) designation from "South Vedder Commercial Core" to "Apartment Residential", in alignment with the South Vedder Neighbourhood Plan.
The approved application (RZ001437) rezones the properties from CS1 (Service Commercial), C2 (Local Commercial), and R1-A (Urban Residential) to a new CD-27 (Comprehensive Development-27) zone. This change paves the way for a mixed-use development that will bring 218 residential units and 15,000 square feet of commercial space, catering to the growing community’s needs.
While the project has cleared most hurdles, it will be held at third reading until a final property purchase related to a laneway is completed. Further updates are expected as the development progresses.
