Northcoast Building Products is a building supply store that specializes in supplying and manufacturing engineered wood products and general building materials. The current proposal will facilitate an expansion of the manufacturing portion of Northcoast Building Products within the subject property. As the retail sale of lumber and building materials is not permitted within the M5 (Industrial Salvage) Zone, business operations from the subject property are limited to manufacturing activities (i.e., manufacture of wood trusses, studs, joists, fascia, rebar, flashing, etc.).

The applicant is seeking approval of the form and character of a new industrial development within the subject property. As the property is within Development Permit Area No. 7 (Industrial), a Development Permit is required.

In summary the proposal includes:

• A 665m2 two-storey addition to the existing building (1,447m2 total floor area of main building);
• A new 960m2 MegaDome fabric structure;
• 24 parking spaces (21 spaces are required); and,
• 51 trees (51 trees are required).
