New Retail Development Offers Exciting Commercial Lease Opportunities at Fraser Gateway Centre

August 20, 2024

The Fraser Gateway Centre, a significant new retail development located at 43971 Industrial Way in Chilliwack, BC, is nearing completion, with an estimated finish date of October 2024. Situated on 4.5 acres and strategically positioned with excellent exposure to Highway 1, this development is poised to become a key commercial hub at the gateway to Metro Vancouver and the Fraser Valley.

The project offers a range of retail opportunities, with over 15,000 square feet of Commercial Retail Units (CRUs) available for lease. Already, several units have attracted interest: CRU 101 and CRU 102 are fully leased, CRU 103 is under offer, and CRU 104 has a conditional lease agreement. Still available are CRU 105 (1,540 sq. ft.), CRU 106 (1,540 sq. ft.), and CRU 107 (1,915 sq. ft.), alongside a 3,200 square foot gas station with an associated service section, providing an essential service for the thousands of vehicles that pass through daily.

Among the confirmed tenants is a Marriott hotel, adding a significant anchor to the site, likely attracting both business and leisure travelers. Angry Otter Liquor and Cannabis Connect are also set to establish a presence here, catering to the needs of both locals and visitors.

With several tenants already secured, there are still opportunities for businesses to establish themselves at Fraser Gateway Centre. Given the site’s location and expected traffic from both local residents and highway travelers, potential additions could include convenience-oriented services like a grocery store, quick-service restaurants, or automotive-related businesses. The nearby residential growth on Chilliwack Mountain may also create demand for everyday essentials and services, making this an area to watch as the development progresses.
