Could this be Chilliwack's first true high-rise? That’s the big question developers and locals are asking about a newly listed 0.63-acre plot near the corner of First Avenue and Young Road in downtown Chilliwack. This prime piece of land—currently known as part of the Coast Hotel’s parking lot—has some serious potential.

A preliminary proposal is already in the works, featuring plans for a mixed-use high-rise with 99 residential units and 4,150 square feet of commercial space on the ground floor. With Chilliwack’s Urban Quarter designation, the site allows for up to 18 storeys and a dense build of 370 units per hectare. If this goes forward, it could officially be Chilliwack’s first proper high-rise!

Of course, nothing is set in stone yet. While there’s been some groundwork laid, the future buyer will ultimately decide whether this ambitious high-rise becomes reality or if they take things in a different direction. Could we see a blend of retail and convention space to draw more foot traffic, or will it stick to more traditional commercial uses? That’s up to whoever takes the reins next.

The location couldn’t be better for something bold like this. Right in the heart of downtown, the site’s zoning encourages high-density living paired with vibrant street-level shops or services, making it perfect for mixed-use development. The city's Downtown Design Guidelines will ensure the building stays true to Chilliwack’s vision of a lively, pedestrian-friendly core. Whether it's a sleek high-rise or another type of development, this spot is bound to be a key player in Chilliwack’s growing skyline.

So, will it be Chilliwack’s first high-rise? Time will tell, but things are certainly moving in that direction!
