

Chilliwack, BC, November 7, 2023 – The Chilliwack City Council has approved the rezoning application for a portion of the property located at 45495 Luckakuck Way. The approval, granted during the November 7, 2023 council meeting, rezones approximately 2400 square meters of the property from a C4 (Shopping Centre) Zone to a C2 (Local Commercial) Zone. This rezoning will facilitate the future subdivision and development of a new commercial lot.
The rezoned portion is part of a larger parcel currently occupied by a Canadian Tire store. The subdivision will allow for the construction of a new commercial building, with a conceptual plan indicating the possibility of a single-storey restaurant. The rezoning aligns with the Sardis Commercial Core designation in the Official Community Plan and is consistent with the surrounding commercial development.
Final approval is contingent upon the Ministry of Transportation and Infrastructure's (MoTI) endorsement, due to the property’s proximity to a controlled access highway. Additionally, a covenant will be registered to ensure access for BC Transit and Cottonwood Mall over the site.
This rezoning is expected to enhance the streetscape along Luckakuck Way, contributing to the ongoing development of the Sardis neighbourhood.
